Messer’s relationship with Bethany Village has endured for several decades. At the conclusion of our first project, we were lauded for minimizing problems, working with the maintenance staff, and working around the owner’s ongoing operation needs, schedule and people.
Our success led to Graceworks Lutheran Services selecting Messer as construction manager for their Bethany Village master plan project. This project involved three new buildings: an independent living, assisted living and a village center facility. The project also required relocating every major utility on campus, rerouting the main entrance, and building on three sides of an existing apartment building. Messer's successful coordination and leadership enabled Bethany Village to continue day-to-day operations without interruption, which ultimately led to this project winning AGC's 2009 Build Ohio award.
Construction Manager at Risk
Construction Management is a contractual agreement in which the construction manager (CM) is hired by the owner to coordinate the total construction of a project. The owner, designer /s and the construction manager are a team from planning through construction. The basic objective of the CM method is to integrate the project planning, design, construction and post-construction phases of the projects. This approach allows creativity in developing design to achieve the owner’s goals.
The CM is responsible for the performance of the job and holds the trade contracts in this arrangement. The CM also offers a Guaranteed Maximum Price (GMP) which guarantees the owner that the total cost of the project will not exceed a maximum amount.
